SettleJoy安喜鑰

Move in settled.
Move out with joy.

A free room-by-room checklist for the day you get the keys — a new home handover, a rental move-in, or a rental move-out. Mark anything wrong, then turn it into a clean report for your developer or landlord, in English or Chinese. No sign-up. Your records stay on your device.

New home handover

Walk through every room before you accept the keys, list each defect (a “snag list”), and tick them off when the developer comes back to fix them.

Rental move-in

Record the condition on day one — existing marks, meter readings, keys, cleanliness — so you are not blamed for them later.

Rental move-out

Check again before you hand back the keys and compare with your move-in record.

“How to check” for every item

Each item says what to look for and which simple tool helps — a torch, a coin, a socket tester.

Report in a second language

Fill it in Chinese, print it in English — or the other way round. Handy if your landlord or developer reads a different language. (Your own notes stay as you typed them.)

Private by design

No account, no upload. Print or save as PDF, copy as text, or export a backup file.

How it works

  1. Before you go: bring the tools below, plus your contract or lease, floor plan and any spec or inventory list.
  2. Set up: choose new home, move-in or move-out; pick the number of bedrooms, bathrooms and balconies; tap “Generate checklist”.
  3. Check room by room: mark each item OK, Issue or N/A. For an issue, write where it is, e.g. “bedroom 1 window frame, bottom-left: sealant cracked ~10 cm”, and take a photo with your own phone.
  4. Report: choose the report language, then print / save as PDF or copy the text into an email.
  5. Send it in writing: email gives you a dated record. For new homes, also write the defects onto the developer's handover form with a repair deadline.
  6. Follow up: after repairs, mark each issue fixed or not fixed.
  7. Keep a copy: export a backup; you can import it later on any device — useful when you move out.

What to bring

  • Torch (shine along walls, look into hatches)
  • A coin (tap tiles and listen)
  • Plug-in socket tester
  • Tape measure
  • Masking tape and a marker
  • A bucket (test drains)
  • Tissues (feel suction, wipe joints for leaks)
  • Contract or lease, floor plan, spec or inventory list
  • Your phone camera — photos stay on your phone

Good to know

Why record the condition when renting?

Deposit disputes usually come down to evidence of how the home looked at the start. In the UK's Tenancy Deposit Scheme data for 2024/25, the most common issues in disputes were cleaning (54%), damage (49%) and redecoration (31%). Dated notes and photos from move-in day are your best evidence.

Local rules differ

Examples: in England and Wales, the landlord must protect a deposit in a government-approved scheme within 30 days. In Taiwan, pre-sale buyers can hold back 5% of the price until handover defects pass a joint re-inspection. Always check the rules where you live and your own contract.

Does this replace a professional inspection?

No. It helps you look carefully and record clearly. Structure, waterproofing, hidden leaks, wiring and gas need instruments or a qualified professional.

Is my data uploaded?

No. Everything you enter stays in this browser on this device. We only count anonymous events (like “a checklist was started”) with no cookies and no personal data. See Privacy & terms.
